7 West, a revitalization of the former Haines Hotel, transformed a long-vacant piece of Downtown York’s history into 21 residential apartments and 2 commercial suites, anchoring the North George Street corridor across from the historic Appell Center for the Performing Arts.

As developer and general contractor, Royal Square worked to preserve the building’s historic façade and key interior architectural elements including an original speakesay, now reimagined as a resident lounge. This adaptive reuse blends preservation with modern urban living, reinforcing 7 West as a cultural and residential anchor in the city’s ongoing revitalization.
